  • Common areas. Break rooms, lobbies, conference rooms, and shared kitchens all need attention at different frequencies.
  • High-touch surfaces. Door handles, elevator buttons, light switches, and handrails. The density of these surfaces affects labor time.
  • Access and scheduling. When can crews enter? Who holds the keys? Are there alarm codes? Is there security?
  • Problem areas. Stained carpet, wax buildup, grout discoloration, or dust accumulation in hard-to-reach spots. These tell us what the previous provider missed.

Step 3: The Written Scope of Work

After the walkthrough, we create a scope of work document. This is not a generic checklist pulled from a binder. It is specific to your building and lists:

  • The frequency for each task (every visit, weekly, monthly, quarterly)

Step 4: The Quote

With the scope of work defined, the quote is straightforward. You get a flat monthly rate based on the frequency and tasks in the scope. No hidden fees, no vague “starting at” ranges.

Quality assurance process. How do they catch mistakes? Crew self-inspections, supervisor site visits, and management spot checks are the minimum. Some companies do none of this.

Insurance and bonding. Every legitimate commercial cleaner in Nevada should carry general liability and workers’ comp insurance. Ask for a certificate.
